LEAD TESTING FOR TENANT EVICTIONS

As part of the services we offer for landlords/property managers, we also will assist you in your efforts to obtain the necessary documentation to either do a lead test (in the property where the eviction tenant resides) or provide your attorney with the necessary documents to prove that every attempt was made to perform the lead test and the tenant is not cooperating (which in eviction court can be used by the landlord).

This process consists of 5 simple steps:

1.  We will contact your tenant directly to arrange a lead test.   If we are successful, then we will provide you with the lead certification.

2.  If the tenant is not cooperative (as most are not at this point realizing they are facing eviction), we will provide you with the necessary documentation to post a 24-hour notice on their door (which is provided in your lease).

3.  After the 24-hour notice is posted, we will go to the property to do the lead test. If the tenant is not willing to provide access to the house at this time, we will document the visit.

4.  We will then issue you (and your attorney) a letter summarizing our attempt to do the test that can be utilized in Municipal Court to proceed with your eviction case.

5.  If needed, we will appear in court on your behalf to testify.

 Pricing

We have successfully performed this service for many landlords. The cost for this service is $450 (not including court appearance cost-billed at an hourly rate of $200).
